Prepare the building conversation

Tell management about the safely observed water and affected locations and ask whom to contact about shared areas or systems. Keep a record of notices and access instructions. A leak appearing from above does not by itself establish which party caused it or who pays. Do not use an informational article to interpret governing documents or authorize work in another unit.

Define the inspection boundary

Ask the provider whether the proposed assessment addresses your unit alone or requires adjoining or shared spaces. Identify who can arrange entry and approve opening a concealed area. List flooring, lower walls, cabinetry and contents that may be involved without diagnosing them. Any inaccessible area should be documented as a limitation, not treated as an inspected dry area.

Separate authority from billing

Ask who signs the work agreement, who approves changes and where invoices and inspection records will go. Discuss elevator access, equipment placement and return visits with the appropriate building contact. Ask whether removal, disposal and reconstruction need separate permission or contracts. An insurer or association discussion does not replace a clear agreement about the work you authorize.
